If you don't want to bother with all of it just put down carpet, it will hide small slopes and pitches.

We believe this is a good idea because it allows us to minimize our living expenses, and learn to be landlords while establishing ourselves in a new area. 

Here's a reality about real estate to consider in this market (most likely applicable to your local market but trying not to generalize all markets): you are buying an expensive asset that historically appreciates very well over time as a long term investment for very minimal down.
