If it is in the "chunky middle" of the bellcurve price-wise and quality-wise then you could expect to have a low vacancy, but my clients who operate on the top or bottom of the bellcurve in terms of price OR quality often have tenants who average 10-11 months of the year.

@Krishna Chava, one thing you mentioned that is very interesting is the incremental increase to rents of $25 - are there other operational advantages to having this technology installed like any Op Ex savings or change in vacancy rates?
