Vacancy and cap rate in OKC
Anybody know the cap rate and vacancy rate for Norman, OK?

@Jason Malabute that varies a lot depending on the price-point of the unit(s) and the demographic. For college rentals in Norman, OKC, or Edmond I factor in 8-10% vacancy as a standard, but that can be lowered using some tactics. Otherwise for rentals under $1,000/month I factor in 5% vacancy throughout the metro. (referring to Norman, OKC, and Edmond, most notably).
