I'm about to rehab a 1,300 square foot 3/2 in East Atlanta, close to East Lake/Kirkwood.

Hi all,Looking at piece of land to subdivide into (hopefully) 6 lots in Salt Lake County, and looking for a developer's advice/suggestions/pitfalls/warnings....Have been successful in buy and hold and more recently flipping but now this is getting into bigger leagues...I know the city has a process to go through for subdividing- we have that documentation.  

(I've spent many lazy summer days riding around Lake Beulah with a friend.)I would go several steps further with a lease on a historical home and spell out exactly what you do not want tenants to do.

I am not a broker and yes I invest in primarily Euclid and Lake County and have 20% of my holdings in Akron.

I have a lead on a small SFR in Big Lake.

I will be getting stationed at Fort Shafter, Hi. and looking to purchase a place in A'iea/Salt Lake/Town area.

I'm also interested in apartment complexes possibly, or duplexes/townhomes maybe further down the road.I don't know if the Salt Lake valley is my best bet for getting started with rentals, house prices are quite high here (about $165/sq ft).

We live near Bells Ferry in the Towne Lake area of Woodstock, Georgia, and want it to be within 15 or so minutes of our house for convenience.
