The six month timer is from the day you close on the purchase, and it's closing-to-closing... so we start them at the 4 or 4.5 month mark if the rehab work is done by that point, especially if the investor is in hard money that accrues interest at that horrid rate each and every day.

We have done all the cleaning ourselves when preparing and turning over the home and take care to do as good a job as possible for the next guest.My question is about what is considered standard, thorough cleaning- The most recent guests seemed to have spent a lot of time in the kitchen.

At least you have 2-3 other rents coming in and not missing rent for the whole place.The one thing I like about renting rooms separately is that I can access the common areas without giving notice (living room, hallways, kitchen, baths, etc).
