How big is the kitchen?

Upon inspection, I noticed that the tiles in all three bathrooms and the kitchen have significant cracks.

.)- Gross Common Areas (Kitchen, Dining Room, Family Room, Game Area, Wash Room, etc.): 1,290 sq. ft.- Gross Personal Use Area (Master Bedroom, Master Bathroom, Master Closet): 685 sq. ft.Based on the numbers above, what percentage for deductions should I be using on items bought for the common areas that everyone uses (sofa, refrigerator, washer and dryer, etc.)? 

I'm a Graphic Designer/Illustrator that is looking to become a full-time real estate investor.

In order to make this cash flow, I will live in the ADU and:STR Unit 1 (comps are 60-80k/yr)STR Unit 2 as both "entire house" and 4 separate "private rooms" with shared kitchen. 

But kitchen, bathrooms, paint and floor eventually all need to be redesigned and redone.

Since it’s a 3unit and with full open basement with separate entrance bathroom and kitchen is there a way for me to occupy the basement and rent all 3unit.
