Single Family for Student Rentals
I'm thinking of getting my single family home with a 5 bedroom and 3 full bath to get a student renters. Is anybody have experience in student renters and is it a good idea to get my house rented to students or a family?

There are two parts to this. Students have historically been hard on properties and may cause you a lot of maintenance and repair costs. On the other hand, having 3-4 separate leases can help you should one person decide to default on the rent. At least you have 2-3 other rents coming in and not missing rent for the whole place.
The one thing I like about renting rooms separately is that I can access the common areas without giving notice (living room, hallways, kitchen, baths, etc). This makes it easier to check up on the property.
