You can average out the past years performance as an indicator, but it's not guaranteed to perform that way - COVID was a clear indicator last year of this!  

Those could be good indicators of how well they could weather the self-employment storm.Additionally, I would personally consider doing a shorter term lease, like a MTM lease from the get-go. 

Many, many more turn into the horror stories we read about here on BP.A frustrating thing for me here on BP is that this price point is not really indicative of the many companies out there offering Turnkey properties that do a really quality job.  

Also Electric Boat and Quonset Point businesses are an indication of what is going on in North Kingstown economically. they seem to be hiring.

The rent control law from 2019 provided statements to provide the tenant indicating unit was rent controlled and statement to provide tenant that maintains the right to move family into the unit.  

I'd get in contact with a realtor in a midwestern city with solid market indicators, then when ready you can make some offers.

Does anyone have any experience in similar issues and know if it indicates any serious structural damage or it's just a settlement / painting issue that can be fixed permanently?

It may be a new year and a new presidential administration, but mortgage rates are continuing to hover near all-time lows indicating our economy continues to struggle.

@Steven Cramer as for the 1031 piece, some quick research indicates that a 1031 may be possible on a flip, but probably not ideal.
