Guidance is also needed for to ensure the LLC is operated cleanly and independently to reduce risk in a potential future lawsuit. 

In the event of an audit uncle sam is probably gonna call BS on your schedule E reporting of that property.

As an independent insurance agent and investor I require all tenants to have at least $300,000 personal liability (it's not much more than $100k base ... and truth be told I prefer them to have $500k for less than $1.00 per month more).

I could be wrong but something feels very off with these numbers, and while that bank i'm working with has been great personally, the explanations to some of my questions have been somewhat ambiguous.Also, I want to ask what type of loan is best for a situation like this and has anyone worked with any good independent PA banks?

I would agree firmly with Mark Bookhagen above, its just like when you audition for movie roles.

As you're growing and becoming more independent, they're having to get used to that thought and trust you.Plan your college to complement your plans and be a useful degree that can earn you money, whether through a high-earning job, or giving you the knowledge and skill to create your own path.
