I’d Improve it by maybe ten grand to get it decent and over time you can accumulate cash flow if you hold it long enough . it will usually rent well if it’s in a poor area .

I would also need a license if I were to do any amount of work on the property myself such as picking up a hammer or paint brush.As far as needing a real estate license for wholesaling, they directed me to their website and referred me to the laws and rules section (https://www.oregonlegislature.gov/bills_laws/ors/ors696.html).

Hi Jason,Based on the difference between rent and mortgage payment ( I am assuming it includes taxes and insurance), there is very little cash flow for maintenance, vacancy, and all other expenses while renting (50% rule), I will sale now that El Paso is a seller's market for properties under $120k.Good luck,Jaime

unless its a sherrif sale In Washington its just one notice@David Friedman CA there are two notices as you mentioned in WA and OR trustee sales just ONE notice.and even sherrif sales just one notice.. that will have the sale date in it as well.What WA OR and CA investor need to check out though is buying assets that are in pre foreclosure there are specific rules regarding those and profits that can be taken from them.

@Joanne Tsai The Lease is already signed she has already agreed to the property condition.Tell her she can pay for and arrange for any of these things (and who performs the work) with written approval from the Landlord (Your Husband).You make the rules not the tenant.
