I actually think it's ignorant to believe one is truly better than the other.It is inaccurate to simply compare purely numbers for ROI.  

However, my title company and lender lack attention to detail and failed to simply explain that....among many other things haha.

The fenced rear yard however was often not well keep and was well supplied with dog poop and dog-dug holes.  

If a tenant of mine has been bad, I try to avoid 'trashing him/her' to a prospective landlord by simply pausing after being asked a question.  

It is simply a matter of what your criteria is for a successful  buy & hold deal.  

So when people walking around me were looking and one neighbor asked me what I was doing, I said simply "I'm an investor, do you know of any other properties for sale?"

Shoot holes in this thing and teach me or talk to me of the pros/cons.

Many investors will simply judge offers, be afraid to send in deposits or shy away from the contract writing process because they feel like the seller will not accept their offer.
