Haven't done a deal yet but i've been working in Real Estate for about 6+ years assisting different agents/brokers as an admin (listing/marketing coordinator).

The ordinance that is almost about to be put in place specifically allows it but under certain restrictions which I'll list below. 

Talk to your local REIA or call the local Realtor Association and see if they have a list they recommend.

I have been calling those signs and have been trying to get my list of buyers expanded and it has been working in the past days.

You can look for investors on sites like craigslist also.You can go to your local REIA meeting and meet investors there, that will probably be the easiest way to find a bunch of investors you know are ready and looking to buy.If you want a list of potential investors, you can do what was already suggested. 

The end goal is always to give a platform for my client's listings and an easy way to find properties.

You could call the listing agent to confirm, but I have never heard of anything else being referred to as this. 

I have a property listed for rent and this company called telling me they wanted to put a family in my property that has lost their home in a fire.

Saw the mfh property at 10 AM listed on Albany home finder and it was listed at 45k and all the neighboring properties were listing at around 100-125k.
