Okay if I hit you up in the future for some "must see" tips for the area? 

I got a full time marketing job offer for a great lending company and I’m probably going to take it for more stability and to gain more expertise in marketing for future real estate work.

I plan on putting profits into marketing in the future, but I kind of wanted to see if I could do a deal without spending money first!

I'm old school and so are most of my tenants in 5 of my 6 properties but I want to start moving towards the future and quit walking to the mailbox. 

What websites to use to screen future renters, how do you collect your rent, should we allow pets, do you allow smoking, etc?

Is there a risk that I end up not being able to build or to pass title in the future to a buyer?

It is a 16-unit.  2 buildings built on 1.74 acres with an additional 3 acres cleared and ready to build on....if I wanted to consider that in the future.

Ultimately I don't know that she deeply cares about "how the sausage gets made" (read: my spreadsheet) because I've closed deals before and she knows I'll close more in the future. 

There was no way I was getting anything out of them and didn't want to spend the extra money taking them to court.Hopefully you can recover some of the money, or at least have the comfort of knowing it's on their record for future rental applications that require background/credit checks.
