A friend of mine told me about the area and It doesn't seem like such a good deal with all of the other red flags, and his opinion.

@Andrew Edwards - Dude, you are sitting on a gold mine (actually your sitting "in" a gold mine).  

I find there's always a gold nuggets of information in each one and I go back to listen to a number of them multiple times.
