All of those methods work, but my favorite is abandoned property. 

I AirBnB a couple of my spots and as I said in a previous post, if you have a decent location you are getting a nice to huge premium using AirBnB over normal rents.The long term forecast is much less rosy as city's look to extort more taxes and fees, the hotel lobby mobilizes against AirBnB, and the market becomes saturated thus lowering the margins.My advice is to ride the gravey train while you can and if your buying mainly to AirBnB look for additional exit strategys

The business side however I can share my favorites. 

The marriage that last are those that the partners are heading in the same direction and you two are spot on.  

 Oakland Park is probably not the place you will get much traffic from on Air BnB only because it isn't close to vacation spots unless the property you find is East of I-95 (closer to the beach).

Once the NOD is filled then your easy to spot by list sellers off public records etc.  

But my favorite way is to pull a list from listsource absentee owners, 100% equity, last sale date last 6 months and Mail yellow letters or postcards.
