If you're still looking try to stick to one type of assets - residential multi (2-4 units) will play a lot better in your favor than SFH.

Later I attempted to utilize some equity within my home but have been running into problems.For the sake of anonymity, my asset protection attorney uses his name as trustee when the deed is filed.

My first project/deal will be house hacking or finding a property that is undervalued and we can live in while building equity.

So worst case scenario math is 55K in equity upon repair completion.

They specifically want to stay in SF and use the equity in their home to invest.

If you are cash flowing well with the first rental, then your DTI ratio should favor you.

When someone has a verified buyers list which includes equity investors that are looking for off market inventory in FL and GA, and they are willing to work with you in their operating regions, how does wholesaling work in GA and FL?  

I have equity in the house I have now and wondering should I use that equity to invest on rentals?
