New Investor Looking To Purchase A Rental In South Florida

Hello, i'm currently living in Homestead Florida and looking to finally take the leap on rental properties. As a beginner i'm looking for help in getting me off the ground with advise and properties that I can purchase at a decent price and decent cash flow. I have equity in the house I have now and wondering should I use that equity to invest on rentals? Also what is a good market in my range (i'm willing to go further) to make this happen? I'm currently am also working full time and would like some recommendations on a realtor that can help me attain this goal with my time being so limited. Any advise would be greatly appreciated!
