If you don't already have a basic email you send to everyone with the details, make one (with qualifications/details/showing time) .. and then enjoy the beauty of copying/pasting! 

If its a D class neighborhood then depending on what I started with and what I paid to make it "better" I may just let it ride "as is"..... the extra $$ I may have to pay to make it better just isn't worth it in that class of rental.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

Also you need a job that produces enough money to live off of and have extra to invest plus have the flexibility and time to invest and network. 

A couple months vacancy during a turnover would pretty much wipe out the extra money id get from not negotiating.

I learned a lot from this first investment and the little nuances about all the numbers (The devil is really in the detail).

As the Property Manager for a landlord, do you folks charge extra for any repair projects or maintenance calls that require on-site supervision and time spent above the normal call of duty to see the repair or maintenance through?

She plans to send me the mortgage statement with more details later today. 

The ultimate question would then be, what is the payback period (from maintenance savings) for spending the extra $470/unit to vent outside?
