If you already own a personal residence then say buy a few single family rentals, you could easily use your first four conventional loans which are the easiest to get and offer the best rates and wind up with only 3 units.

The biggie in CA is the possibility of a creditor claim by Medi-Cal (DHCS) that could easily exceed the total amount of equity in the estate's primary asset, the property that you are trying to buy.As if that black box isn't enough, you need to be aware of the lawsuits between heirs.

Try a local Credit Union, no prepayment penalties and might be able to deal with these small loan balances more easily than a commercial or community Bank.

You can easily get deals at 80% of current market value and that is not a super deal at all.3) If you are really trying to save money with a rental and you have cash (like I think you do from other posts), you should buy under market value with cash AND getting a loan from a friend (such as giving YOUR money to friend to loan to you) closing and THEN refinancing.
