You dont want them calling you at 3am because of something that is not an emergency.

I think it might be done in emerging markets, appreciation game, but YES it's very risky and you need exit strategies that won't hurt seller. 

@David Faulkner you don't have to sit on the far ends of the teeter totter, especially if your playground is in an emerging market

To that degree, the public entity underwriting guidelines ("conforming loans") were eventually seen as too restrictive and thus sub-prime and exotic mortgage products emerged and rose greatly in the market.

When you own and rent out multiple old stock residential properties, you almost have to expect that at some point you're going to get hit hard with maybe multiple major repairs on multiple properties and if it includes some emergency type repairs, like furnaces or boilers failing when we had a winter like two years ago where a few days the high temp was minus 15, crazy stuff starts to happen quickly. 

Like San Diego, when apartment construction etc... begins to reduce vacancy rates and there becomes too much supply available, that wil be in about 5-7 years, I will be on to the next emerging market through the power of the 1031 exchange.
