Even my receipt that I give for "hold deposits" states "This amount is non-refundable and must be used toward a lease signing on or before (enter date here)" There are times when being right is not the same as being effective and this is one of those times.

That also falls in the same way of I could afford to do some marketing, but not having enough equity to do all cash as well it makes that marketing seem not as effective.
