Review your Landlord - Tenant Law document as this will define what you can legally place in the lease and what you can ask for in regards to security deposit, last month rent and pet fees. 

After hours of searching documents and pulling credit reports, I couldn't find the address anywhere.

Who knows the mortgage broker could have forged documents to get the owner into the loan in the 1st place.  

@Franky ...I wish I could say that I found a lender this flexible but the truth is not requiring an appraisal was news to me as well. 

The reality is in the LOI and or the purchase and sale agreement if there is language that says if this documents language conflicts with any other previously signed documents than it shall control that will supersede whatever CA was signed beforehand.So the reality is if the listing broker wants to close and the seller wants to sell they will play nice and agree to the fees.Now the other language for example: Prospective Buyer shall indemnify, defend, protect and hold harmless each Owner and Agent from any claim or demand by any person or entity entitled to receive from Prospective Buyer and/or Registered Broker or for its account any brokerage commission or finder’s fee in connection with this Agreement or any possible transaction,What this usually applies to is someone in a daisy chain coming in an claiming a fee for doing nothing trying to junk up a transaction.

Does anyone have a good sample contract (preferably a word document) for the purchase of real estate in Georgia?

For example, if I have a mortgage with Wells Fargo, I can set up automatic payments, I can see all my past payments, I get a up-to-date principle and interest calculation, and I get a document at the end of the year letting me know how much I have paid in interest.

Which is bad news for a property as tricked out as this one.But I digress.

Here I have tried both Alameda and Contra Costra counties and both show you the title of the docs that are recorded online but you are unable to get the details of the documents (maybe you have to pay to get them, not sure).

I am in the process of putting together a policy and procedures manual to document everything that is being done in my wholesaling business.
