You can send the mail and get a proof of mailing from the post office (not certified since possibly no one will be there to sign.)

@Adam Goldberg  sent them mail, posted notes on their doors, tried to figure out their phone numbers, and nothing worked.

However, if I talk to them and they don't fix it or they actively avoid me, the next month I mail and post on their door the same letter with the appropriate eviction or termination notice with the opportunity to cure the problem.
