I have a relative who works for L&I, where my source of information comes from as well as experience.

The market data seems very strong but it would be great to get some first hand accounts of how things have been the past year, trends, etc. 

Jared Viernes my wife and I will actually be living here for the next 2.5 years or so and we had toyed with the idea of buying a new construction but the main reason we didn’t go with what you’re saying is that a lot of the inventory here is either relatively new or just nasty looking and/or in a flood zone.

I found dozens and dozens of Podcasts, I listened to a few and then found Bigger Pockets, which I related to best for some reason.

The best way to do this is not learning about the plans, but learning about how different successful people have used each plan and how it worked for them...and then creating my own path from that.Choose the numbers in such a way so that the cash flow comes in as the building pays my mortgage.Still to learn:the benefits of 5+how much debt (relative to income & savings) is getting close to dangerouswhat my best approach is.

To make a long story short a relative has given me and my wife a large sum of money as a gift and we want to use this to purchase our first Condo/home.

I can certainly relate to the desire and appreciation of a close knit community.

The low inventory and relatively strong economy has prevented a bubble. 

That type of data is what I am looking for?
