The effort is usually more than they wish to put into operating a business.I personally detest tenants that steal my money and behave in a criminal manner.

Things to consider living with roommates:-door locks with different keys on all rooms (I like to know they cant walk in and murder me or steal things.

Every single time my desirable tenant has a conversation with this guy's tenants, my tenant reinforces her belief that she's getting a good deal and resolves to stay, while his tenants reinforce their belief that their LL is a crook and deserves to get as much misery from them as possible.Ka-ching, ka-ching, ka-ching, I make my money month after month, and he never sees a quality applicant.

Not that people are crooks, but if the average roof install is $10k for your area and size of house and you see $17k on his quote, you know something is up.-- As for paying for a bid, that is not common here and I live in one of the most expensive areas in the country.  

If you are negatively cash flowing for a tenant than you might as well be allowing the tenant to steal from your family.
