Getting through all the hiccups that occur during inspections and closing is a right of passage. 

Here in Hawaii we saw 40% gains through and after COVID until the interest rates went up.

I recommend talking with an insurance broker to work through all your options with coverage.

I always loved this last part because I hated having to bring a buyer, or several buyers at once, through an occupied property to look at it.The two common challenges with these types of deals are:1.  

It cost more and takes more time for housekeeping to clean when there are extra people.I can't see that my bookings have increased whatsoever and as a traveler that booked a house through VRBO/Evolve last year, I found the booking process to be a little cumbersome. 

I have not been through an 08' situation, but I can say in confidence you want $10-15k in reserves PER door if you want survive an economic downfall.

I personally don't know much about that market but I have worked with a lot of people in Florida that are investing in Detroit.Some newer challenges in Florida are insurance costs going through the roof.

Might make sense if you are trying to go through an LLC without hassel.
