Kersey was out of B ball and defaulted. he owed 3.4   we bought it for 1.2 with a 5 day close. we put 1.7 into it to finish it.. and sold it first day on market to the CEO of precision Die cast for 5 mil.. that was my best one ever.. and of course being a true blooded developer and full consumer west coast dude went out and bought a 500k airplane the next day  ..

Whether it is real estate or stocks, I like to keep my powder dry and like to make large investments when there is blood in the streets in the equities market like February 2002, and March 2009 or Atlanta's real estate market in 2012 when equities and real estate prices were trading hands at 1996 prices.

I clearly explain the screening criteria over the phone (3x monthly rent, no felonies etc, no evictions, and credit don't worry too much about), first months rent and security deposit (normal in this area).  95% of people pass at that point.
