I like http://www.appfolio.com/Very easy to use, you can list properties for rent directly, run financial statements, create maintenance work orders, screen tenants, perform property inspections etc. 

(such as TVS), you can screen tenant candidates from either country.   

And landlords have the keys to the place where you sleep, making screening landlords far more important, from a personal safety perspective, than screening tenants.You can do your background checks on people who actually apply.

Whether it is real estate or stocks, I like to keep my powder dry and like to make large investments when there is blood in the streets in the equities market like February 2002, and March 2009 or Atlanta's real estate market in 2012 when equities and real estate prices were trading hands at 1996 prices.  

I clearly explain the screening criteria over the phone (3x monthly rent, no felonies etc, no evictions, and credit don't worry too much about), first months rent and security deposit (normal in this area).  95% of people pass at that point.  

I heard pat live is a great way to screen calls and they'll send the ones that are basically warm leads directly to you.

Do I need to sign the listing agreement with tenant's agent, or just give the tenant's agent a verbal OK with my screening qualifications is sufficient?

I learned to take the opportunity of the proposed tenant previewing my rental property as also my opportunity to preview/screen them as a tenant before the application stage.
