I haven't seen one hard and fast rule for Countrywide as an organization.I realize that's a lot of variables, but it comes down to what has been said above - make an offer that works for you on the specific piece of property and see what happens.

Keep in mind that successful investors in your area are not going to divulge certain aspects of the business to protect themselves, and those aspects may be the missing piece of the puzzle you are looking for.

Hey I just talked to them and yes just have to fill out the form which looking it over doesn't involve the tenants at all and I'm just putting my name down for pretty much all the blanks since I self manage it.

You can research other nearby units for rent and see how your unit will compete and how you can increase value/ maximize rent. ask your realtor to get you copies of blank leases for you to review and possibly use.
