@Ty Tucker,First,  TALK TO THE TENANT, maybe they'd be willing to get rid of all of their animals and clean the place?     

Tenants have broad ability to bring in these animals and the type of animal isn't specified.

I don't care if they are blue, purple, 21 years old, male , female, animal, tree, alien... and our lead gen systems don't discriminate based on those factors.

You could easily deny this additional tenant because it exceeds the amount of reasonable animals that reside in the house and will cause you more maintenance move-out repair headaches.

Also, just as an aside, a strict "no pet policy" isn't going to be a reason you can give notice since a service animal is not a pet.
