I'm okay with it not being positive cashflow immediately but, I am also trying to keep my monthly payments down as much as possible.The main reason I'm moving to NJ is because finding multi family units there is actually affordable to me, rather than NY which is out of reach for me at the moment.

But I also noticed that appliance companies have services that can be called if there is an appliance needs to be repaired. instance, GE has a service where you call them and they arrange for a vendor to check out what is wrong and repair it.

It will be difficult with no money, no/inconsistent income, AND no experience ... you normally need at least 2 of those 3 ... perhaps you could work in RE services, like as a RE agent, for example, to earn while you learn and get yourself closer to getting 2, if not all 3 to invest with ...

I worked for a RM servicer for 6 years and only ran into a handful of cases where there was any equity in the property as a lot of the property values were inflated when the loan was originated.
