I just spoke with Steve Lansbury VP of underwriting at Freddie Mac last Thursday at the MFE conference in Vegas and he said that they no longer have issues with STRs as long as it's under 10% of total units and that they would be willing to discuss it on a case by case basis.

As long as you're doing longterm leases and you vett tenants well, HOA shouldn't be an issue.

The whole Lady bird/FHA thing can have some hiccups and going FHA for your parent’s home will cause issues with you getting the next FHA home.Instead do a gift of Equity going Fannie Mae 5% down (use the gift of equity) to cover and for any closing costs.

Some people say multi families are harder to sell than single family houses because the buyer pool isn’t as big but I keep my properties in tip top condition and I just don’t see that as being an issue.
