If the property has a good cap rate and you can withstand any reduction in rents or vacancy increase from an economic downturn, what difference does it make where the property is?

On my end though, I do feel like I can handle the additional responsibility of managing the fourplex.

This may be a simple question but curious in today’s climate of rising interest rates (mid-2018) , does it make sense for long term buy and hold investors to pay for points to buy down the interest rate or keep the cash on hand instead for additional properties.  

My bid for wiring the two units is about $10K and then there are some additional charges for the external panels, the garage, etc.

In addition, I would recommend posting your screening/income requirements in your ads! 

I do know that lending can be complicated with a sponsor and a less experienced person on the deal, but I know a good lender to go through, so I am confident that it will be possible to overcome that obstacle.In addition, this is a relatively small deal.

You need a warranty deed to buy or sale at full price.Is there any additional info you can find on the tax assessors website about the property?
