Agreed - no issue with refinancing AFTER the 1031 exchange has occurred.The only problem one has is if there is cash out on the actual exchange itself.

We have a few partners that we had dinner with December last year and have not had anything that is a good fit for them just yet-- we are actually interviewing other appropriate GPs to partner with before approaching them, especially seeing as the deals of this scale are quite large (MF).

Makes sense because they are actually helping out disabled and injured people like veterans and such.But an ESA has a few ways around accepting them.....and as a matter of fact, the HUD has been cracking down because of the massive fraud surrounding this in the past.

Also, since I am an able and willing buyer since November 6th when I had all the funds available, but closing was always delayed due to seller, do I have any recourse for having her pay me back the interest I paid between the original closing date (Nov 22nd) and the date when we actually close?

Also agree above not sure $50 late fees are legal but neither was this deal either unless bank crazily actually approved seller paying your full downpayment lol ive never seen that allowed.
