I want this lot its the last one then the street is built out.she docusigns me 5 minutes later  all cash close as soon as title can be done.. ( takes a while in those east coast states.. here in the west coast we can have title done same day) but thats another story.by the time I hear from here next morning  2 other offers now we are in Highest and best.So I put in an escalator clause.. thinking my competition may not know of this or their agents..

The east side, in my opinion, offers the space, affordability, and newer development that sets it apart from say the North (great market but much higher prices) and the South (a bit antagonized).

This was a formula widely promulgated out east here and it was instituted in the 70's when CPI was 7-10%.Legislation stays around long after markets decline, tying a landlord up for a possible week per tenant is horrible.

It all comes down to the deal, I don't have a preference in location (I really like Morristown however), for the time being, I am not interested in Bergen and Hudson Counties due to the distance to my work (Bedminster, although I love out east, its the golden coast).

I am thinking about two options (1) change the zoning, as one of the neighboring lots was recently done, and build 3~4 townhouses and (2) cut the current lot into three, with the current house in the middle and build two craftsman houses on two sides.
