Fishtown is in such demand that inventory is extremely hard to come by and when it does it gets snatched up very quickly.

Redlands, Loma Linda, and even Colton can be good options but they have less inventory so you have to wait for something good to come up. 

Our active inventory is approximately 40% less than it was last year.

I only invest in SFH in my area and track the rentals and have seen a lot of previous rentals end up on the market for sale and be removed from rental inventory. 

I'd add that, sometimes the best deal is the one that you don't do, right now in most markets SFH inventory is very low, so prices are high and deals get snapped up quick.Good luck in your search, and don't give up, right now you've got to look at a bunch of deals before you find any that are interesting.
