Hey guys, I'm an LA investor who is looking at buying a 3/4 units to air bnb in the Phoenix area.

@Kavon Hill I am in a Air Force program called the "Career Intermission Program", this program allows the AD member to take a brief hiatus from the military for up to 3 years.

The PM will control and report on progress and also mitigate issues with contractors, solicit and hire and record and report on actuals vs budgets for labor and materials costs.

Should the investor stay in the OO space they are living in , seek the new OO unit and go through the process of getting the new  unit and then rent it out once the process is complete  OR should they rent out their space look for an Air BNB or Hotel while they go through the process of getting the new OO unit?

If you're sticking an AC unit in a window and calling that a "new AC unit", that's one thing, but if you're completely redoing a central air system, you might be a bit low on your estimates.

PM isn't hired to work on property, but manage the processes.Some of those charges you'd hope to be within their monthly fee are normal. 

Just a suggestion, but if you hire a property manager, they'll take care of all the advertising, tenant screening and application process for you.
