Did cashing a check from him as a co-owner on a checking account mean I accepted him as a tenant?

Most of the HOAs here in Denver have prohibited short-term rentals and the ones that don't mention it in their bylaws are taking a look at doing so. 

He tells me to have someone co-sign, but i don't have anyone.
