Is there anything that i am missing?

We always find faucets dripping, toilets running, doors that have lock problems, missing screens, broken screen doors, etc.The next thing is we remove every garbage disposer and dishwasher and our tenants never complain.

I'm in the process of trying to get this done soon to eliminate that concern.My issue with the garage is, most houses in my sub-dividson have fully functional garages, so I would like to use this property as a lesson's learned and take the projected $80k that I may make on this home if I do sell it and use that money to invest in another property that is in better condition when the market is better for buyers 1-2 years down the road.I will also potentially be moving away (over 8 hours away) from this area in about 2 years, so another reason I'm looking to maybe sell since it can be hard to find great property managers.Anyway, this is my first rental property, so I just wanted to pick the brains of others since I have a limited small view of things and maybe missing the big picture on why I should hang on to it.Note, I have been lucky enough to have 2 different tenants rent this home out since I renovated it, but after moving out, they love the house but did mention dislikes about the garage doors and basements when we asked for things they would recommend for improvement.Thanks!

I generally looked for the following:- Deteriorated or missing siding (It's the first thing seen so, it makes it easiest to quickly evaluate

With that said, I'm not sure what document or form the parties would need to fill out or would it be something an attorney would draft up and then make sure it's filed so it's not missed during title search UNLESS maybe the closing company someone is using while selling the house has a document drafted up with that closing company whereby "internally" the current owner/seller agrees to gives the wholesaler X% ownership, which then would have to be filed with the county to make it official, and then continue on with the sale of the property and then both parties would have to sign the deed as owners.The scary part for the seller would be "what if the sale doesn't go through, now this person owns some of my house forever".   

I tried seeing if the PM was willing to modify this clause and checked to see if it was missing "not" and the answer to both was no!

I think you are missing the most critical cost upper. 

I know the East Asian furnished-home-feature desirability checklist (shoe storage at entrance, good rice cooker, good cooktop, exterior venting extraction hood), but is there something I'm missing for a South Asian audience?
