@Arron Lloyd I have built up a good sized portfolio of sub2’s, at least a couple dozen of them have been preforeclosures.

That is where I made my first million(s).

In addition to consistency (and it doesn't have to be 1000's at a week) you need to look at the target audience.

Or learn wholesaling, or creative sub2's.

I invest in C properties and some units are left just as nice as the tenant(s) entered them and some are a wreck (my one-bedroom apartments tend to stay in the best shape - larger properties with kids typically get wrecked to some degree).
