This was all solved by a can of Bull (Black Tar, Wet or Dry) that stopped the leak.

I've been wanting to "get in the game" for a while now, just to become a player and get my feet wet, so not really looking for gobs of cash flow immediately (although the property should be cash-flow positive right off the bat, right?).

My plan isTo purchase a small multi family house hack in Southern NH to get my feet wet.

The first few days of looking my wife and I kind of went from realtor to realtor, and I know that might be frowned upon by some but we just needed to get our feet a little wet and also we were pretty upfront with the realtors about where our minds were at, but now we're working exclusively with one realtor and she's found a lot of great houses that we're going to go check out tomorrow.

When we bought it, it had structure issues, mold,  no HVAC, leaky roof(cough, cough-- 4 layers of shingles), stolen copper pipes, closed off floor plan pretty much all the bad cards were thrown our way...

I have a great role model in my father, who invests in real estate locally- and I hope to get my feet wet in this game in 2017.

This would be structured as my time for infomartion and advice.I see the value of jumping in with a solid plan in place but getting my feet wet and running with it.  

I charged some tenants for an under kitchen sink leak (wet where the garbage bags are kept so they opened regularly and should have known) that wasn't reported for months that damaged the supporting cabinets and cracked the granite countertop.
