For Sale Buy Owner what just happened
Hi biggerpockets. I'm new hear but I've listened to many podcasts and I'm pretty dumb but I'm trying not to be. My wife and I have been looking for houses and we found one we liked and it was for sale by owner. When we went and saw the house the owners said they wanted 50-60. The city is a little so-so but not too bad. Anyway said they were planning on talking to a real estate agent but hadnt yet. since it was a good deal and I wanted to snatch and I knew it was worth 60 or more I just told them I would like to make a bid for 60 pending an inspection. And they kind if said okay thank you and then we left, and then me and my wife were like what just happened. And later I thought ah! you gotta put down earnest money and give them in offer in writing, but I didn't because, well, I figured if they liked the offer they'd tell me they'd take me up on it and then we'd go from there, but I also thought these people (and they were a little older but not really really old) seemed like they didn't know much about how to handle the whole thing, and that was a few days ago. I got a call from them today and they seemed friendly and cheerful enough and they said they will be meeting with their realtor tomorrow, and so I would be hearing from her soon. And I said okay and everything, so now I'm not sure what to think.
Am I suppose to say "Hey lady, you dont wanna mess with no realtor. we should just make a deal between ourselves." I know we dont need a realtor necessarily, only the proper documents and an escrow agent and all that. Does anyone have any suggestions? I hope I don't sound like too much of an idiot.
