In most places, I can go to the county website and search public records to find out Ken owns 101, 202 and 303 properties and I can see the mortgages you have and estimate how much equity you have in the house.

@Marc Padilla If Jax is your area of focus, I'd definitely recommend joining JaxREIM on meetup (more of a marketplace where wholesalers and investors message each other) and also check out the JaxREIA website - that is more of a traditional REIA with regular local meetings and education - and time a visit to JAX around one of their meetings.Welcome to BP!

Renting in an owner occupied area immediately brings down the value because people that have the money to buy don't want to live on the street with tenants because they don't cut their grass or care for the property the way an owner does so they go to the neighborhood where it isn't this way, which in turn, makes the owner on the street selling reduce the price to get it sold.

I would start with Scott Trench's book Set for Life.I would start by looking at zillow and other websites to get an idea of house costs as well as what market rents are.
