You have a unique advantage that most of us don't.

(I'm also forging a relationship with a really savvy syndicator in Detroit, but Detroit's a unique beast.

Focus on the task at hand and show the units after they have been done and cleaned.

When they walk in you want them to feel authenticity and uniqueness.  

If go so far as to say you don't need any office hours at all but instead could manage it quite well with an online portal, call center and contracted "boots on the ground" to handle the minimal onsite physical tasks.

If we ever found a unique property or the "perfect" home for us in, or even slightly above our budget, we would probably do it, but no such luck. 

You can easily find a local handyman to do this task. 

Channel management is only one of many functions. but whatever you choose, there's going to be a significant amount of customization to help you seriously automate your tasks.
