The second closet door doesnot close, the door knob isdefective. 4) The wooden flooring all around the apartment had severalcracks and niches more distinctly at the entrancearea. 5) The ceiling has a crack running through right across thefan.6) The TV Mounting rod from ceiling was turning out to be ahindrance and a lethal weapon.

I call this the hybrid approach, maybe investing locally in deals for your active spirit if time, skills and interest are there while balancing more difficult DIY projects out side of you area w/passive focus in niche areas like large scale value add apartment investing, mobile home parks and self storage for instance.

There are also "niches" you could focus on, such as probates, auctions, REOs, tax liens, etc. where your specific skills and knowledge developed in that arena could give you an edge.2 - Just because you buy the property all cash does NOT necessarily mean you have to hold it forever all cash ... buy all cash, then later cash out refinance your initial investment.
