They obviously know the area and will have a vested interest in keeping the place in tip top shape so they can get out as agreed upon.Why not have them sign an addendum to the lease stating that they must find a tenant by a specified period of time, give them some guidelines as far as credit score/income level criteria(and you even throw a comment casually that you'd love to have as good quality tenants as they are) and they will know what would fit the bill.

exactly roy..the actual leak really isn't his fault...i had a tenant's washing machine bust on me and it was expensive, even though it was no fault of my own..it seems being the landlord automatically makes you at fault these days unfortunately, and the tenants are quick to jump to the mold claim...of course,the landlord needs to fix this, but i dont think anyone shoudl be throwing the book at him just yet

Now go find your self something that you can buy 20% +/- under market value less the repair costs you will be able to estimate on your own, and buy this one conventional and repeat the process or if you get the property under contract at a low enough price, throw some ads out on the web prior to closing, ad 10% or what ever you think you can get over your contract price and see if you can flip the contract.

You could throw out an ad that your looking to hire for a bog renovation, and contractors can do estimates on XYZ day between XXX too XXX and to e-mail with credentials for address. more then getting numbers, you will get free ideas, and possibly a solution you never saw.

Would it be wise to invest in a few more of these properties while the interest rates and prices are down or would I be better off just throwing the money towards the office building...????
