If a Seller is Free & Clear or stubborn and does not appear motivated (Gives the “I would sell for the ‘Right Price’ line”) Is there anything that we can do with them to make a deal or do we consider them a cold lead?

In regards to your concerns, you should put together an MOU regarding the terms of your agreement with performance clauses protecting both parties, and eventually lead to a JV agreement.There are several other methods to protect yourself as well as the owner/seller, however, too lengthy to write about.Don't be too greedy, otherwise it will limit your relationships and longevity.

ALL OF THOSE ARE ILLEGAL but in my opinion probably more likely to happen in the situation posted above...I am curious however to what the answer is @Dave Salcido or atleast the answer you had in mind when you posted i know you said something with same title equity share etc... leaving out the detail to inspire creative thinking but for some reason my creative thinking is just leading to the owner not cooperating or willing to save there credit if they can't manage the payments anyways... or was this just a trick question and my answer is the one your looking for?

But I want to be able to list homes the traditional way from leads I get from my marketing campaigns.I want to be able to tell callers, "hey I put your house under contract for 30k and find you a buyer in 30 days or less, or I can list the conventional way and possibly get you 45k if you dont mind waiting and paying closing costs"what do you guys think?

If you're a medical practitioner (Doc) I imagine your bank will be happy to work with you. after you get an asking price, go to the commercial loan department and they can lead you through the motions.
