No this was just me trying to run numbers on an excel sheet to grasp the concepts of making calculations.  

@Kathleen Heine this is a pretty complicated answer but if you can grasp these concepts then the BRRRR method will payoff in HUGE dividends.  

Talking with a big data provider last night and he called this idea "List Hydration" andsounded pretty excited about the concept with references to unicorns.

The friend is willing to put up $50k initially for our fix-flip business plan  for proof of concept.
