Commercial Property Investing Loan Question

Hello Everyone,

I'm a media producer located in Salem, Oregon. I co-own a small company that produces training videos and indie feature films, such as Mount Adams. I would like to venture into commercial real estate in form of building or repurposing a building to accommodate other media producers with offices and a shared studio space in the Willamette Valley. Does anyone have experience in owning a creative media space? Is it a smart venture to pursue?
