@Jaron Smith google german smear...maybe you can powerwash and then smooth it out with mortar.

The lower unit has its own deck, the balcony is for 2nd floor, although accessible from the hallway through the sliding door.

The mortar is in pretty good shape and I would not recommend repointing the stone with new mortar. if anything just run a skim parge coat over it to smooth it out and if you're really worried, seal the parge cost with drylock.

It went VERY smooth.

I suppose it's just a matter of keeping my ears and eyes open here and elsewhere to find the right team/pipeline including lenders who are willing to work with me.The good news is, If I cut my teeth in this environment, it should be really smooth sailing down the road.
