Bavex Lending for long term financing

Anyone heard of Bavex Lending before? I came across them in a FB group for REI and thought they had a good deal on long-term financing. 5.5% recourse 30-year term for LLC. Everybody else asks for at least 6.5% and 2 points, so I'm wondering if this is "too good to be true". Just want to make sure they're legitimate. Thanks.

Is that something you actually priced out with them in writing or you are just going by their starting rate? Reading their website it says starting at 5% for rentals. As someone whose primary business is doing rental loans for my clients, I find most do not qualify for that based on credit and LTV.
