It is one of the only cities that has daily ferry service to San Francisco, Mare Island the former Naval yard is being converted to breweries and movie studios (Netflix & Paramount) and the average income is rising while the average age of residents is declining along with the crime rate.

I have a down spout that is hooked to a plastic pipe that goes under the driveway and empties out into a pop up emitter in the yard .

they then run craigs list adds and put a sign in the yard they go show the house get them leased and make there fee and on they go.. 

SF tenants are a different audience and usually looking for their own space/yard/garage/patio/basmt etc not want a MF lifestyle.

Other than the dog, its age, breed, and access to a large yard.

The house and garage do have a very large yard and each have a garage space.

If this situation is salvageable, this is your chance to come to an agreement with the tenant and save yourself a lot of headache.  3.

In NYC, you can have only 1 extra Electric Meter for the common electric in the Hallway, basement, front and back yards.

Also the shed is clearly sticking into my flip home yard.

My play would be to buy it and offer it back to sale to either the association or one of the homes that it borders as it would extend or double the size of several back yards.
